SUMMARY

This position will provide management and leadership to engineering staff members and provide support in day to day operation and work flow.  It will be responsible for directly managing Resort Maintenance, Field Maintenance, the Painting/Installation crew, and supporting other Engineering functions as necessary.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Responsible for planning and managing day to day work load of direct reports, with a focus on guest service, guest-facing maintenance, and projects.
  • Interprets company policies for workers and enforces safety regulations.
  • Coordinate exhibit billing, setup and services.
  • Maintain department ledger and track expenses.
  • Maintain superior working relations with internal and external customers.
  • Wear and respond to mobile radio.
  • Be responsible for the condition of all assigned tools and equipment.
  • Assist Director in working with MIOSHA, DEQ and Health Department ensuring that the Resort practices follow all Federal, State and Local regulations.
  • Assist Director in providing proper equipment operation, troubleshooting, diagnosis and implementing necessary repairs.
  • Assist Director in establishing quality standards, preventative maintenance program, work order system, inventory control, R&M work, and room calls.
  • Oversee preventative maintenance program ensuring that all equipment and facilities are attended to according to standards.
  • Negotiate and bid contracts with vendors or contractors and initiate purchase orders.
  • Maintain all necessary documentation/inventories required for proper maintenance of building and equipment operation.
  • Responsible for periodic testing and documentation of fire system for State Requirements.
  • Oversee safety of facility operations and the physical response to natural or unnatural emergencies.
  • Must follow proper grooming and dress standards set forth by the Employee Handbook.
  • Maintain open line of communication with supervisor and provide department management when required.
  • Ability to work with internal departments and external guests to ensure that expectations are met.
  • Any other general maintenance duties deemed appropriate by direct supervisor.
  • Must understand and abide by environmental practices of the resort.
  • All other duties as assigned.

 

EDUCATION/EXPERIENCE

  • Must possess a bachelor’s degree in a technical field + 4 years of direct experience in institutional maintenance (hospitality preferred); or Associate’s degree in a technical field + 6 years of direct experience; or 8 years of direct experience
  • Must have 5 years of supervisory experience 
  • At least one trade certification in the following areas is highly preferred: HVAC, Mechanical, Electrical, Plumbing, Controls, etc.
  • Must have knowledge of all phases of facility management to include: HVAC, plumbing, electrical, refrigeration, preventative maintenance, kitchen equipment, boilers, roofing, and all other applicable commercial building systems.
  • Must possess a current valid Michigan driver’s license and be insurable by the company’s plan.
  • Must be able to use PDA’s for work order and inventory system.
  • Must have computer literacy to include CMMS Bigfoot Software, Tridium (building automation software), Word, Basic Excel and E-Mail capability.

 

OTHER SKILLS AND ABILITIES

Engineering is a service department that requires an interpersonal skill set to work with guests, other engineering staff members, resort team members, and other departments.  Teamwork in providing professional service must include the ability to communicate in a way that assures those receiving service that engineering is addressing their specific needs.

TYPICAL PHYSICAL DEMANDS

  • Must be able to work from 12 foot ladder and/or from personnel lift up to 35 feet.
  • Must occasionally be able to lift up to 50lbs.
  • Safety sensitive – this position will utilize power tools, hand tools, electrical wiring, and deals with lock out/tag out.  This list is not all inclusive due to variety of jobs involved which may include plumbing, electrical, carpentry, painting, etc.

 

TYPICAL MENTAL DEMANDS

Engineering is a service department, so service mentality is a critical skill.  Dealing with deadlines and schedules are typical expectations of engineering personnel.  Follow through and attention to detail is expected.  During emergencies Engineering is expected to be knowledgeable and able to provide proficient service. 

WORKING CONDITIONS

  • Regularly exposed to moving mechanical parts and risk of electrical shock.
  • Frequently exposed to high and precarious places and vibration.
  • Occasionally exposed to outside weather conditions.

 

COMMENTS

Native American Preference will apply.  Must be able to pass a background investigation and a drug screen as a condition of employment.  Must be able to work flexible hours and take on additional responsibilities when asked.  Must adhere to company policies regarding strict confidentiality.
