JOB SUMMARY:

 

Participates in the day-to-day general maintenance and repair of Salvation Army buildings, vehicles, grounds, and equipment and performs a variety of complex maintenance work for buildings and grounds for same; ensures all equipment remains in proper working order and compliance with standard operating procedures and safety standards; operates a Salvation Army vehicle to pick-up and/or deliver materials; maintains an inventory of all Salvation Army property as requested/required.

Participates in the maintenance of grounds, structures, fixtures, and decor through additions, repairs, adjustments, painting, plumbing or replacement.

 

Constructs and performs minor to more complex repairs of building structures, walls, floors, ceilings, cabinets, and furniture when needed.

 

Participates in, and monitors the preventative maintenance (PMP) of all mechanical, electrical, utility equipment, and appliances; conducts routine inspections of kitchen appliances, FRS residences maintenance tools and equipment, as well as heat and air conditioning, , telephone, security and fire alarm systems on a routine basis to ensure the long life of the same.

 

Participates in performing maintenance, janitorial, and/or housekeeping work; monitors work in progress and upon completion ensures accuracy, completeness, and compliance with established policies and procedures.

 

Troubleshoots and repairs minor mechanical malfunctions and performs preventative maintenance on vehicles, dishwashers, laundry machines, vent fans, etc.; performs minor adjustments; lubricates and cleans vehicles and/or equipment; conducts the maintenance of Salvation Army vehicles; ensures proper preventative maintenance and repairs that cannot be done in house at reasonable costs.

 

Safely operates a Salvation Army box truck, bus or forklift and maintains current training requirements.

 

Monitors all contract services such as pest control, and cleaning services as requested/required;

 

Participates in loss control and safety programs to improve and control injury and loss experiences.

 

Opens/closes building as scheduled; raises and lowers all flags as needed; displays special signs as needed.

 

OTHER RESPONSIBILITIES:

 

Provides transportation services as directed;

 

Participates in the implementation of first aid, safety, and fire extinguisher workshops.

 

Participates in the development of policies and procedures related to maintenance and safety.

 

Performs other related work as required.

MINIMUM QUALIFICATIONS REQUIRED:

 

EDUCATION AND EXPERIENCE:

 

Two years course work from a vocational or technical school in heating, ventilation, and air condition, plumbing, electrical, and construction trades,

 

And

 

three years progressively responsible experience performing skilled maintenance and repair work for commercial buildings and grounds

 

Or

 

Any equivalent combination of training and experience which provides the required knowledge, skills, and abilities.

 

 

LICENSES AND CERTIFICATIONS:

 

Valid State Driver’s license

 

KNOWLEDGE, SKILLS AND ABILITIES:

 

Knowledge of the methods, materials, tool, and practices used in at least two of the building, electrical, or mechanical trades.

 

Knowledge of plumbing, electrical, construction, and air conditioning equipment.

 

Knowledge of the occupational hazards and safety precautions of the trades involved.

 

Skill in the care and use of tools and equipment used in the trades involved.

 

Ability to ensure the proper maintenance, repair, and security of buildings, grounds, and related equipment.

 

Ability to detect defects in equipment and to make proper repairs or adjustments.

 

Ability to negotiate, supervise, and monitor contract maintenance services.

 

Ability to maintain driving ability according to State, DOT, and Salvation Army policies, procedures, and certifications.

 

MENTAL AND PHYSICAL ABILITIES:

 

Ability to meet attendance requirements.

 

Ability to read, write, and communicate the English language.

 

Ability to perform strenuous, heavy work involving the lifting and carrying of heavy objects weighing up to 50 lbs.

 

Ability to perform continuous walking, stooping, standing, and some climbing.

 

WORKING CONDITIONS:

 

Work requires driving a vehicle and working outdoors daily with exposure to physical discomforts associated with changes in weather such as rain, cold, snow, heat or discomforts associated with noise, dust, dirt, and the like.
