We have an Immediate opening for a Floating Property Manager/Affordable Compliance Specialist with a minimum of 5 years of experience managing a Low-Income Tax Credit (LIHTC) affordable community. This is an on-site position assisting with the lease-up and oversight of new apartment communities in the Metro DC/Northern Virginia area.
 
What the Floating Property Manager/Compliance Specialist will be doing:
Assist with the overall leasing and marketing initiatives at assigned property ensuring achievement of leasing goals and objectives.
Facilitate the on-site processing of move-in and annual recertifications in accordance with the requirements of applicable housing programs.
Assist the Compliance Department with the administration of all housing programs in place, ensuring continued compliance.
Assist with the oversite of the maintenance department to ensure smooth operations, efficiency and resident satisfaction.
Manage employee relations from hires to terminations.
Supervise the on-site office/admin staff, including training and scheduling of staff.
Assist with the planning, coordination and execution of resident events.
Ensure on-site compliance with overall company policies and procedures.
Work schedule may include occasional evenings and weekends for leasing and marketing efforts, task completion and response to property emergencies.
Specific property work assignments may change from time to time, and will be determined based on overall company needs.
 
What the Floating Property Manager/Compliance Specialist will need to succeed:
Minimum of 5 years of experience managing a LIHTC community.
Formal training and certification (or certification candidate) with an HCCP, COS, TCS or equivalent.
Strong knowledge of and experience with the Low-Income Housing Tax Credit Community, Section 8, the IRS 8823 Guide and the HUD 4350 Manual.
A successful track record with state, local and syndicator audits and inspections, including REAC.
Experience with affordable lease-ups and/or acquisition rehabs a plus.
Strong managerial, written, verbal, analytical and interpersonal skills.
Excellent computer knowledge of Word and Excel required.
Demonstrated proficiency with property management accounting and software systems – Paradigm uses Entrata and Yardi.
Experience in financial and business reporting.
Ability to organize and prioritize work to meet deadlines.
Reliable transportation, valid driver’s license, and auto insurance.
