We have an Immediate opening for a Floating Property Manager/Affordable Compliance Specialist with a minimum of 5 years of experience managing a Low-Income Tax Credit (LIHTC) affordable community. This is an on-site position assisting with the lease-up and oversight of new apartment communities in the Metro DC/Northern Virginia area.
What the Floating Property Manager/Compliance Specialist will be doing:
• Assist with the overall leasing and marketing initiatives at assigned property ensuring achievement of leasing goals and objectives.
• Facilitate the on-site processing of move-in and annual recertifications in accordance with the requirements of applicable housing programs.
• Assist the Compliance Department with the administration of all housing programs in place, ensuring continued compliance.
• Assist with the oversite of the maintenance department to ensure smooth operations, efficiency and resident satisfaction.
• Manage employee relations from hires to terminations.
• Supervise the on-site office/admin staff, including training and scheduling of staff.
• Assist with the planning, coordination and execution of resident events.
• Ensure on-site compliance with overall company policies and procedures.
• Work schedule may include occasional evenings and weekends for leasing and marketing efforts, task completion and response to property emergencies.
• Specific property work assignments may change from time to time, and will be determined based on overall company needs.
What the Floating Property Manager/Compliance Specialist will need to succeed:
• Minimum of 5 years of experience managing a LIHTC community.
• Formal training and certification (or certification candidate) with an HCCP, COS, TCS or equivalent.
• Strong knowledge of and experience with the Low-Income Housing Tax Credit Community, Section 8, the IRS 8823 Guide and the HUD 4350 Manual.
• A successful track record with state, local and syndicator audits and inspections, including REAC.
• Experience with affordable lease-ups and/or acquisition rehabs a plus.
• Strong managerial, written, verbal, analytical and interpersonal skills.
• Excellent computer knowledge of Word and Excel required.
• Demonstrated proficiency with property management accounting and software systems – Paradigm uses Entrata and Yardi.
• Experience in financial and business reporting.
• Ability to organize and prioritize work to meet deadlines.
• Reliable transportation, valid driver’s license, and auto insurance.
