Energy and Sustainability Manager - Boston, MA

General Statement of Duties:  
The Energy and Sustainability Manager will develop and execute energy management and sustainability strategies for the Beacon Communities portfolio.  The Energy and Sustainability Manager will monitor and report on utility use across the portfolio, drive operational improvements in utility usage across the portfolio, collaborate with the property management    and development groups to share and implement best practices in emissions reduction and other aspects of sustainability, and work with external stakeholders in meeting federal, state, and local objectives regarding utility use and electrification.  The Energy and Sustainability Manager will be responsible for helping Beacon comply with – and ideally stay ahead of – federal, state, and local climate policy.

Essential Functions of the Position:

•    Help lead Beacon to the forefront of sustainability in the industry.    
•    Assist with energy and water issues across the portfolio, including:
o    Helping asset management and operations coordinate energy and water usage tracking across all properties 
o    Helping operations, management, and development reduce water and energy usage across the portfolio.
o    Working with operations and others to develop ways to identify and address utility usage spikes
o    Engaging with operations and others on boiler optimization
o    Participating in decision-making regarding energy purchasing, community solar power purchase agreements, and so on.  
o    Leading efforts in thinking about how the portfolio can someday be carbon-neutral (with emphasis on our properties located in municipalities that are at the leading edge of addressing climate change)

•    Develop a strategy for installing on-site renewables where appropriate and advantageous.
•    Lead Beacon’s participation in the Department of Energy’s and HUD’s Better Buildings Challenge.  This work includes:
o    Developing a portfolio-wide strategy to achieve Better Building Challenge goals.
o    Working with the data collection tools (WegoWise and Portfolio Manager) to ensure the current and ongoing integrity of our energy use data.
o    Managing the Better Building Challenge relationship with our point of contact at ICF (and any contacts at HUD).
o    Participate in Better Building Challenge events. 
•    Oversee the Utility Allowance process.  This includes:
o    Working with WegoWise to prepare the Utility Allowance baselines that HUD requires on PBRA Contracts every three years and Utility Allowance Factors calculations between baselines.
o    Establishing the procedure to implement the HUD utility module to set Utility Allowances at straight LIHTC sites.  Where required, work with the governing agency to obtain approval to use this module to set the Utility Allowances for both stabilized properties and for new construction.
•    Assist SVP of Capital Planning and Management with considering energy efficiency upgrades in all refinancings and ongoing capital improvements
•    Work with the operations department to standardize environmentally sound approaches (including measurement and verification) to all ongoing maintenance efforts, including:
o    recycling and waste management
o    cleaning
o    pest control and landscape maintenance 
o    preventative maintenance (on air filters, ERVs, refrigerant lines, etc.)
o    materials selection (paints, flooring, etc.) for apartment and common area “turns”
•    Work with management and operations to develop a resident handbook template that can be adapted for each property.  
•    Work with property management and community engagement to develop practices for engaging residents in environmental issues (recycling, etc.).
•    Assist development and Beacon Concepts in goalsetting, building systems design, materials selection, and other aspects of green design and construction.
•    Support the implementation of tools to enable local teams to quantify the embodied carbon emissions associated with their refurbishments; support their use; and track performance improvement.
•    Stay aware of leading practice within the real estate industry, e.g. net zero carbon construction; zero waste construction; sustainable, ethical/local sourcing of materials; intelligent buildings; wellbeing design etc. and factor into Better Buildings processes/templates as appropriate.
•    In collaboration with the Marketing Department integrate sustainability into marketing and branding.


Minimum Qualifications:

Education:  Bachelor’s degree in environmental studies, environmental affairs or another related field.  

Experience:  Five years of full-time employment in sustainability management, environmental planning, sustainability management, and/or related fields. A fair understanding of sustainability practice, including operational energy use. Experience in monitoring buildings in operation is ideal. In-depth understanding of energy and water conservation measures.  Experience with benchmarking and analyzing utility data to drive sustainability measures.  Designated certifications where required.
Qualifications and Skills:  Work with Beacon Service Centers to insure Property Management teams are well versed in the Better Buildings Challenge and can articulate the business case for delivering sustainable real estate. Regulatory experience with City of Boston Article 37 and/or BERDO, or comparable regulations in other cities and states. Energy efficiency knowledge including the electrification of systems, envelope performance, on-site renewable energy, and renewable energy credits. Excellent organization and project management skills. A highly entrepreneurial, self-motivated and results oriented individual who can also motivate others. Excellent written, verbal and project management skills. Ability to communicate succinctly through reports and presentations. High-level problem solving and analytical skills. Strong team player who can work with diverse stakeholders and cross-functional teams. Innovates on challenging topics and produce new initiatives. A mature professional with excellent judgement and intuitive interpersonal skills.
